Commercial Inspection Overview

Klock Engineering, LLC can provide the following for commercial properties:
  • Property Condition Assessments (PCAs)
  • Phase I Environmental Assessments (EAs)
The Property Condition Assessment Report provides the customer with appropriate due diligence for a real estate transaction.  The written report which results from a thorough inspection of the subject property follows the American Society for Testing and Materials (ASTM) Standard E2018-99.  This ASTM standard defined “good commercial and customary practice for conducting a baseline Property Condition Assessment.”  Included in the report are estimates of immediate and short term costs for repairs in excess of $1,000.00 to $3,000.00 depending on the size and value of the building.

The Phase I Environmental Assessment Report provides the customer with appropriate due diligence for a real estate transaction.  The written report which results from a thorough inspection of the subject property follows the American Society for Testing and Materials (ASTM) Standard 1527.  The report will provide owners and investors with an understanding of the impact that environmental conditions may have on the ownership and operation of a property.   An EA inspection includes an inspection of the property, a review of pertinent historical environmental records of the subject property and surrounding properties and interviews with appropriate people regarding the property.
